Data Center Sourcing

Find the asset. Verify the seller. Get to first power. Built for developers, hyperscalers, neoclouds, colos, and EPCs who can't afford to wait on OEM lead times.

The Lead Time Crisis

You're racing lead times the OEMs can't meet.

The math on every project you're developing now runs through one set of numbers. These aren't projections — they're the constraints your schedule is already built around.

3–5yr

Transformer Lead Times

New utility-grade MV/HV transformer delivery windows from major OEMs

3+yr

Aeroderivative Turbines

OEM lead times on aeroderivative gas turbine packages, new orders

57%

DC Projects Delayed

Of 2025 data center projects delayed three months or more (JLL)

$100M

Deferred Revenue Risk

Per 100 MW per month of first-power slip — $50–100M range

You've tried text threads, broker chains, and engineers flying to inspect turbines that didn't exist. We've sat through those debriefs. We built Relocator because they kept happening. The supply you need is out there — stranded across coal-plant retirements, decommissioned IPPs, canceled merchant projects, and OEM-surplus desks. The problem has never been existence. It has been discovery, verification, and clearing.

Platform Capabilities

A platform that does the work of a sourcing team — at the speed of a deadline.

Live, Structured Inventory

Every asset documented to a unified specification: MW, hours, fuel, frequency, age, condition rating, location, availability window, OEM service history. Filter and compare against your build's requirements — not against a broker's PDF.

Verified Counterparties

Every seller passes our KYC and asset-ownership process before listing. Asset documentation is independently checked. Sellers who can't produce ownership records don't list.

Buyer-Side Agent

Your agent handles spec-to-shortlist sourcing, technical-fit screening, price benchmarking, negotiation, and logistics coordination — running 24/7. You set the parameters and approve every offer above your threshold.

Pricing Intelligence

See comps. See historical clearing values. Negotiate against the market, not against a counterparty's relationship leverage.

Inspection Coordination

Pre-clearing inspections by your engineers, our certified partner labs (Megger, Doble, and others), or both. Reports flow through the platform and gate the escrow release.

Logistics Orchestration

Disassembly, packaging, transport, customs, and recommissioning — managed as part of the deal, not as a separate procurement exercise.

Available Inventory

What you can source today.

Already verified: turbines, transformers, switchgear, and gensets from IPPs, decommissioned plants, OEM surplus desks, and canceled-project inventory across the U.S., Canada, Europe, and the Gulf.

Deal Workflow

From requirement to recommissioning.

Typical cycle, agent-mediated: 24–72 hours from match to cleared deal — versus 30–90 days through traditional broker channels.

1

Specify

Define your requirement — MW, fuel, frequency, hours, condition tolerance, location radius, target delivery window. Your agent translates it into a search.

2

Match

The platform returns live inventory matching your spec, with full documentation and pricing intelligence. Shortlist within hours.

3

Diligence

Your agent requests additional documentation, condition reports, and inspection windows from the seller-side agent. You review.

4

Negotiate

Agents counter on price, warranty, lead time, and logistics terms. Every offer above your threshold comes to you for approval.

5

Clear

Funds into escrow. Inspection. Acceptance. Funds release on confirmed delivery.

6

Mobilize

Logistics, transport, recommissioning. Asset on your site. First power on your schedule.

Verification Standard

You will not be the first to ask "is this real?"

We have walked away from sellers who couldn't prove what they were listing. We'd rather have less inventory and more trust than the opposite. None of this guarantees a perfect deal. It guarantees that the assets and sellers you see on Relocator have been through more diligence than the median deal in this category gets today.

Ownership

Clear title or documented authority to sell

Asset Existence

Physical inspection or verified third-party report

Specifications

OEM documentation cross-checked against listing

Operating History

Hours, maintenance logs, overhaul records

Condition

Independent rating from inspection partners

Compliance

Applicable certifications, emissions, fuel-source documentation

Counterparty Standing

Financial and operational background check

Pricing Model

Sourcing Teams pay nothing.

No listing fees. No subscriptions. No platform charges. No charges to bid, to negotiate, or to clear. Sellers pay a commission on cleared transactions. Our incentives are to bring you assets that close — not to extract a fee from your procurement budget.

1.5% flat commission

To clear a deal

Sellers pay a commission only on cleared transactions. Our incentives are aligned with yours: we only win when you close a deal that works.

Who Pays What

Hard Questions, Straight Answers

The objections we hear from sophisticated sourcing teams — and what we say back.

We'd rather lose a deal to a real concern than win one by glossing over it. The sourcing teams we want on this platform ask hard questions.

"We don't transact this size on a platform we just heard of."

You shouldn't. Early-cohort deals run alongside named relationship managers from our advisory team. The agent infrastructure compresses cycle time; it does not replace the human accountability your procurement team requires. As the platform matures and deal history accumulates, that ratio shifts — but on your terms, not ours.

"Used equipment is a risk we can't take on a critical-path component."

For some assets, that's true — and we'll tell you when it is. For many others (well-documented gensets with low operating hours, transformers from cancelled projects that were never energized, surplus OEM inventory that's effectively new), the risk profile is closer to new than the procurement folklore suggests. Every asset includes condition certification, OEM documentation where available, and warranty pass-through.

"Our procurement organization won't approve a new vendor on a $20M transaction."

That's a real constraint, and Relocator is structured to work inside it. You can run the entire deal under your existing procurement framework — Relocator surfaces the asset, runs the negotiation, and clears the transaction, but the contract is between you and the seller. Our role is closer to an exchange than to a counterparty.

"Can your buyer-side agent actually negotiate competently against a sophisticated seller?"

The agent doesn't replace your procurement judgment — it executes against it. You set negotiating parameters (price ranges, term priorities, walk-away thresholds, warranty requirements). The agent runs the iteration, pulls comps, drafts counters, and surfaces decisions to you. For early deals and complex line items, human-in-the-loop is the default, not the exception.

"What about confidentiality? We don't want competitors knowing what we're sourcing."

Buyer identity is masked from sellers until both sides agree to disclose. Your requirement details are visible only to the agents on both sides of the deal, not in any public listing. NDAs are built into the platform terms.

"What's the dispute resolution path if a deal goes wrong?"

Escrow doesn't release until you confirm delivery and acceptance. If the asset doesn't match the specification at delivery, funds stay in escrow while a defined resolution process runs — including an arbitration backstop. Our commission is not paid until the deal clears. Our incentives are with you on this one.

Who We're Built For

If this is you, we want to talk.

Hyperscalers

You have procurement scale, but even your supply chain is showing strain on the long-lead categories. Relocator is a relief valve — secondary inventory you can absorb across multiple sites, with the diligence layer your category managers require.

Neoclouds & GPU Operators

You're racing GPU-generation windows. Behind-the-meter gas turbines and fuel cells are your fastest path to first power. The deals you need to make are too fast for traditional broker cycles. Relocator is built for your timeline.

Colo Developers

You're carrying liquidated-damages exposure on tenant commitments. A secondary turbine or transformer that ships in weeks de-risks your delivery without reopening the prime contract.

EPCs

You're the one accountable when an OEM lead time slips. Relocator gives you a documented alternative path — and an audit trail your client can review.
